Definitive Purchase Agreement

Transfer of Property Rights: Upon meeting the conditions specified in this contract, both parties will sign a definitive property sale contract, transferring property rights from VISTANCIA CARIBE RESIDENCES ™ to the buyer

Property Title and Documentation: The seller is in the process of subdivision and/or surveying as indicated in the contract, and the transfer of the property title to the buyer will commence once these tasks are completed.

Documents to be Provided: Upon signing the definitive sale contract, the seller will provide the buyer with various documents, including:

  • Certification from the General Directorate of Internal Taxes.
  • Legal Status Certification of the Property.
  • Original Property Title Certificate.
  • Copy of the Commercial Registry Certificate and IDs of the seller’s representatives.
  • Assembly Act authorizing the sale.
  • Identity documents of the seller’s representatives.
  • Any other document required by authorities for property transfer.

Obligations of the Parties

  1. Construction and Completion: The seller is solely responsible for constructing and completing the unit according to the plans and specifications included in the annex of this contract.
  2. Non-Interference by Buyer: The buyer shall not interfere directly or indirectly, or unilaterally in the construction and finishing details of the unit or the “VISTANCIA CARIBE RESIDENCES”, which will be completed in stages as per the seller’s work schedule.
